The inspection we provide can pay for itself very quickly. Why? Just one repair item can cost far more than the inspection. I don't multiple inspections per day or use that predetermined checklist of a few items. Our clients have included builders, engineers and yes, other inspectors because they know the difference between inspectors and inspections. Getting a cheap inspection from a favorite list may initially sound innocent but it will probably be the most expensive inspection you ever paid for. I see and hear this quite often.

The TREC inspection license is a business license for resale real estate and it is not a certification of qualifications.
TREC does not regulate new construction or under construction homes and does not require inspectors to be code certified so the majority are not. Anyone can be a ICC member but not everyone is or can be code certified.

The plumbing drain vent pipe boots on the roof have to be painted to protect from sunlight deterioration. The neophrene gasket should also be caulked to the vent pipe. The PCV vent can be painted as well. If not, the neophrene gasket will deteriorate and allow water into the structure. If not caulked and painted the average life may be 5-6 years before replacement as shown above. If deteriorated the seal and its housing need to be replaced.

Shrinking window weather-strip at the bottom of windows can cause leaks and air infiltration.

The other is a comprehensive inspection with licensed or qualified specialists in conjunction with the industry standard. A whole team of individual specialists is on hand for this onsite inspection.

This is the air you are breathing and this the return air duct in which all air inside the property flows through to get to the HVAC system to be cooled or heated. If you only rely on a media filter in the attic this is what your return air duct will look like sooner or later. All this filth collects inside the return air duct and blocks that expensive media filter quicker to cause low flow problems, air filtration problems and dehumidification problems. A media filter may be a great marketing gimmick but if you don't pre-filter at the intake grille then the interior of the duct can look like this and you can shorten the life of your system. If all you have is a media filter and your flexible return air gets dirty then there is no effective way to clean it without damaging or replacing the duct. Go take a look yourself.

The a/c condenser nor the furnace were grounded by the state licensed electrician nor caught by the HVAC contractor when he started the systems up. If an electrical fault happended you could be electrocuted or short out this equipment.
