In Every Case:
1). If the inspector doesn't want you at the full inspection do not hire him/her. If you can't be at the full inspection then you are mssing out on valuable information not contained in inspection reports that could alter or reinforce your decision.

2. A minimum on-site inspection usually lasts 4-5 hours just to collect information in order to generate a report. (peer group opinion of experienced professional inspectors) If you got a 1-2 hour inspection then call me.

3. Not all inspectors and inspections are the same in knowledge, experience and education.

4. A checklist inspection is probably one of the worst inspectons. It limits the inspection to only what is pre-determined and dos not allow for the fact that not all properties are the same.

5. Everybody seems to claim they have 20/30-years construction experience. Was that being a painter or remodeler? Yep, the state takes that as experience. Did you ever have a painter do electrical inspections?
