The TREC Minimum Inspection Standards of Practice are based on codes and standards. If your inspector is not ICC Combination Code Certified then what is he/she looking for?

Without references and documenation for the line items in your report all you get is a unsubstantiated opinion from ....whom?

Quite a few buyers gamble up to a half million dollars and more on someone selected for them by others. Think about it.

A 2011 national survey showed that 82.2% of home inspectors are not code certified (building and mechanical). (ASHI)

Texas does not require home inspectors to be code certified so few are. That takes a lot of time and money. The TREC license is a simple business license; not a certification or guarantee. In essence, many self-employed inspectors may not be qualified and may not know what a defect or deficiency is.

A paid for certification from a member (club) association is not a building and mechnical code certification from the International Code Council.
